Governing Law
The terms and conditions of this website and the contents of this website shall be governed and interpreted in accordance with the laws of England and Wales and the user and 1st Asset Management agree that the English courts shall have exclusive jurisdiction to adjudicate any dispute which may arise out of this website.

Tenants
Please be aware that 1st Asset Management operates the following policy in respect of holding deposit taken to secure properties for rent:
A deposit equal to one weeks' rent will be required to 'hold' a property whilst references are checked. No viewings will be offered to other applicants during this period.
There is a fee of £50+VAT per applicant (for referencing charges) of £100+VAT (for administration charges) for each tenancy application.
All properties offered for rent are subject to receiving satisfactory references prior to the tenancy start date, and that no verbal or written contract is in effect between Landlord and Tenant until the actual tenancy agreement has been signed by both parties.
The applicant will forfeit their holding deposit in the following circumstances
If the applicant decides not to proceed with the tenancy on the proposed tenancy start date for the specified tenancy term at the property.
if a completed reference application together with required supporting information is not received for each named tenant within 5 working days of receiving a reference application form.
if 5 weeks rent deposit and one months advance rent is not paid as cleared funds* on the tenancy start date (*cleared funds being either cash, bankers draft or printed building society cheque. Note personal cheques are not acceptable.)
- if details given on the tenant application form are found to be inaccurate or untrue.
