Refurbishment of 5000 sq ft Grade 2 Star listed property
The brief
To renovate the property, including rewiring, replastering, sort out plumbing, re-floor and repaint the property as quickly as possible to enable a sale to take place.

The property had been on the market for 6 months with no offers
The property had a water leak, which went through 3 floors of the house during the Christmas period 2008 whilst the property was empty, causing £80,000 worth of damage.

Solution
The 1st Asset Management team scoped the project in May 2009, reviewing where repair or replacement was necessary – taking special care to ensure that the period detail was refurbished in order to retain the integrity of the building.
The property was completely rewired including over 300 electricity points and new mains board. Additionally all rooms were replastered and re-painted. The marble hallway floor was replaced and all plumbing issues were sorted out. Also new remote control electric gates and the exterior completely repainted to increase buyer appeal.
The work was completed within 4 months – and the property put on to the market in Mid September 2009. The property received 3 offers within the first 4 months and was sold in February 2010 for close to asking price.
During this time it also appeared on Location, Location, Location. from 16:30 minutes onwards
