The property was purchased at £2.1m with a view to development then sell.
Budget
£200,000 including materials to make the maximum profit for the owner.
Solution
The 1st Asset team quickly assessed the requirements of the local market and specced the development. The agreed brief was agreed. to include:
Ground Floor
Extension to the rear of the property to enlarge the kitchen area. Complete redesign to garden including changing the level to create seamless garden and kitchen access. Integration of bifold doors to rear. Underfloor heating, Lutron ‘mood’ Lighting and integrated Sonos sound system. New Bedroom and marble bathroom to be created from garage.
1st Floor
Removal of stair cases and internal walls to create huge sitting room with bespoke bookcases and cupboards. New terrace area to be created above extension with new access via bifold doors. Bespoke cabinetry and oak flooring, new gas fireplace.
2nd floor
Rearrangement of space to create 1 master suite and a second bedroom with ensuite. Bespoke cabinetry and marble though out.
This project required, the co-ordination, understanding and expertise of a number of different disciplines. For example, planning applications and legislation, party wall legal work, architectural design, lighting and design, structural engineering, interior design, plumbing and heating, electric and music integration, building methods and control.
In September 2011 it sold after a bidding war of 5 parties for over asking price at £2.715m making a profit for the owner of over £400,000 in less than 12 months.
