Converted Victorian townhouse in Clapham London SW4
Case Study
This Victoria Townhouse was converted to four-apartment shared property in the mid-seventies. 1st Asset were approached as the day-today management work had fallen to the shoulders of one owner who was planning to move out of area (retaining their apartment as a buy-to-let) and so was looking to hand-on the responsibility. The owners collectively were also uneasy that no attention had been paid to some areas of health and safety – such as upgrading the communal electrics - since the original conversion forty years ago.
1st Asset came on-board in December 2009 and conducted an immediate review of the basic compliance, instructing some remedial electric works and a deep clean of the water tanks servicing the building. Regular professional cleaning revitalised the internal lobby areas, and a 10-yearly external refurbishment is planned for 2011 to refresh the exterior and improve the market value of the properties. 1st Assset were also able to save the owners 33% on their insurance renewal premium.
