Case Study
This period block was under the management of an active Residents Management Committee (RMC), who were recommended 1st Asset by the block surveyor when the need arose for assistance in negotiating some tricky conflicts of interest between owners and tenants. They were also keen for advice on how to manage the creation of a sinking fund to budget for a 10-year maintenance schedule required to protect the infrastructure of the building.
1st Asset commissioned a structural survey of the block to highlight where long term maintenance planning was required, and budgeted for this into the annual Service Charge to spread the cost over a 10-year timeframe. They also examined the lease to clarify the contractual responsibilities and used this information to then visit individual owners and resolve the areas of small conflict that inevitably arise in shared living.
